COUNTRY OVERVIEW

Pursuant to the Greek Immigration Legislation, non-EU nationals can acquire a residence permit in Greece, either by owning real estate property or by establishing a commercial presence. These two types of residence permits are preferred by non-EU citizens mostly due to – among other reasons – the swift issuance procedure, the resulting rights (including visa free travelling within the Schengen area), the current low real estate prices and the long permit validity. 

Additionally, residence permits provide the opportunity to apply for Greek Citizenship after seven years, which leads to obtaining an EU passport and ensures freedom of movement and full work rights within the EU.

    1.RESIDENCE PERMIT FOR REAL ESTATE OWNERS 

Who can apply? Non-EU Citizens, owners of real estate property in Greece (either personally or through a corporate entity with shares fully owned by the applicant), provided that the value of the property is:

  • of minimum 500,000 euros in certain areas, namely in Northern, Central and Southern Athens, in the Municipality of Vari-Voula-Vouliagmeni, in Thessaloniki, in Mykonos and in Santorini. Regarding these areas, the regime of 250,000 euros still applies to investors who will deposit 10% of the property’s value by 30.04.2023 and complete the purchase by 31.12.2023.
  • of minimum 250,000 euros in the rest of Greece.

Residence permit duration: 5 years and renewable every 5 years provided that the property remains in the possession of the initial owner. 

No minimum stay required. 

The property owner/holder of residence permit may be accompanied by the family members (spouse, children up to 21 years and parents of both spouses). 

     2. RESIDENCE PERMIT FOR CORPORATE EXECUTIVES 

Who can apply? Non EU – Members of boards of directors, shareholders, managers, legal representatives and senior executives of subsidiaries and branches of foreign companies, legally exercising a commercial activity in Greece. 

Residence Permit duration: 2 years or for a period equal to the expected duration of the applicant’s stay in Greece; renewable every three years, provided that the applicant’s status a shareholder, manager, etc. has not changed. 

The applicants may be accompanied by their family members. 

BULGARIA

TEMPORARY RESIDENCY PERMIT

Temporary residency can be acquired by or through: employment, education and student exchange, medical treatments, family reunion and ownership of immovable property.

The most often used option is temporary residency through employment and can lead to citizenship after some time. Usually it is obtained through ownership of a local company and employment of a non-resident person by the company (most commonly appointed as Executive Director).

Non-residents are eligible for temporary residency if following criteria are met:

  • Proof of employment
  • Obtained residency permit
  • Health insurance
  • Sufficient available funds
  • Proof of educational level

A temporary residency permit is issued for 1 year can be extended for 2 more years. After that period a request for new TRP can be submitted.

Another option, frequently used is obtaining TRP based on ownership of immovable property:• Interested nonresidents should be owners of the house, apartment, restaurant or hotel and should be able to provide Certi­ficate of Ownership. Residence Permit is issued for 1 year and can be extended through the whole time of ownership.

After the period of uninterrupted 5 years, temporary residence can become permanent.

Applicants can apply for citizenship through naturalization, having lived in Montenegro for 5 years in the status of permanent residence.

ROMANIA

COUNTRY OVERVIEW

For temporary residency to be obtained, a foreign citizen has to enter Romania with a long stay visa. After issuing, the permit can be extended for a period of between 1 – 5 years.

For temporary residency to be granted, the applicant has to:

  • Possess a valid passport
  • Has legal proof of registered living space
  • Possess health insurance
PERMANENT RESIDENCY PERMIT

Is obtained on the basis of already existing temporary permit, and can be granted if:

  • Applicant has proof of interrupted stay in Romania for more than 5 years
  • Applicant has health insurance
  • Applicant has proof of enough subsistence
  • Applicant speaks the Romanian language

Apart from these conditions for obtaining a permit, there is an opportunity for applicants to obtain a residency permit under certain conditions as following:
Applicants have a connection with Romania by origin and chooses to stay in Romania in the interest of the State

Applicant make a small investment of 50,000 EUR not as a permanent investment, but as share capital of a Romanian company, money that can be used by the company in the future
